Some Steps to Faster Turn Times
The appraisal profession is constantly evolving. Regularly, it seems, appraisers are asked to offer more information or have steps added to their research. All to ensure their client receives the best information possible. To keep up with the always changing requirements, Jackson@absolute Appraisals is continuously researching additional tools and improving processes in order to increase efficiency so we can do more work for you. Since Jackson@absolute Appraisals knows that time is important to everyone, we've listed some things you can do to speed up the process on any appraisals you order from Jackson@absolute Appraisals.
- Are you ordering appraisals online?
- With online ordering, you get automatic e-mail confirmations that the order was received, and fast, secure .PDF format report delivery. This tip alone will save the most time! No longer do we have to retype information from a fax, and nor will you wonder whether the order was received.
- Complete and accurate subject property information is key.
- There's nothing like being one number off on the street address to unnecessarily interrupt an appraisal assignment. And if you have a tax parcel number, plat map number, subdivision name or anything else that uniquely identifies the property, please pass it along. We even welcome lists of recent sales from the area — remember, however, that professional appraisers must always do their own due diligence on comparable sales, and ours may differ from yours.

- Let us know up front of the property's unique elements.
- Cookie-cutter houses are relatively easy to appraise. Most of an appraiser's time is spent analyzing how features unique to a property contribute to or detract from what otherwise would be a property's market value. Let us know up front when ordering your report if there are unique features of the home or surrounding area -- for example, it's recently had an addition put on, it's subject to zoning restrictions, it's susceptible to flooding. While these are things that we'll find out on our own, knowing them as soon as possible makes your report arrive sooner.
- Let the occupants know what to expect.
- One of the most tedious steps of the appraisal process is setting an inspection date with the current homeowner. We understand that a homeowner may be uneasy with a stranger looking in every square foot of their home, taking pictures, and making abundant notes. Under the impression that it will make the house appraise for more money, a few homeowners believe they must make the place spotless before the appraisal inspection. So they choose to not schedule the appointment until they can get around to cleaning.
Coming from you -- someone they've been working with on their loan -- a little information about the appraisal process, who we are, and especially that dusting and polishing won't make it more likely their sale will close, and likely shorten the time it takes to inspect a home.
